Questions buyers ask

Sizes, files, possession, transfer and construction, in plain words.

How big is a marla in Bahria Town, Bahria Orchard and DHA Lahore?

These societies measure a marla as 225 square feet, so a 5 marla plot is about 1,125 sq ft and a 10 marla plot about 2,250 sq ft. One kanal is 20 marla, about 4,500 sq ft.

Other parts of Lahore sometimes use 272 sq ft per marla, so always check which standard a seller is quoting.

What is the difference between a file and a possession plot?

A file is a booking for a plot that has not been allotted on the ground yet. A possession plot has a confirmed number and location, and the society has handed it over, so you can start building once your map is approved.

Files are cheaper but carry more uncertainty. We tell you which you are looking at before you pay anything.

What should I check before paying a token?
  • The seller's ownership documents match the society's records
  • No dues are outstanding (the society issues a no-demand certificate, or NDC)
  • The plot number, block and size match the file
  • The total cost including transfer fee and taxes

We check these for every file we bring to you.

Can overseas Pakistanis buy through you?

Yes. We share videos and documents on WhatsApp, hold viewings on video call, and can work with someone you nominate in Lahore. Transfers can usually be done through a power of attorney; we explain the steps for your case.

How long does it take to build a house?

It depends on the size and the finishing. A 5 or 10 marla double-storey grey structure typically takes a few months, and complete finishing adds more. We give you a written timeline in the contract before work starts.
